If you are shopping for a factory-built home in Quebec, Pro-Fab almost always makes the list. But between the manufacturer's website, which sells, and quote-comparison directories, which often rank without a stated methodology, it is hard to find a straightforwardly factual portrait. That is the purpose of this page: to gather what is verifiable, attribute it to its source, and say clearly when information is not published.

The company at a glance

According to the profab.ca About page (consulted in July 2026), Groupe Pro-Fab:

  • has been active in modular home construction since 1989, more than 35 years;
  • operates two manufacturing plants: Vallée-Jonction, in the Beauce, and Morewood, in Ontario;
  • employs more than 300 people;
  • has 7 sales locations with model homes in Quebec;
  • offers more than 200 customizable models;
  • received the Canada's Best Managed Companies 2025 designation, a Deloitte programme, again according to the manufacturer's website.

On ownership: La Presse reported in June 2021 that Pro-Fab was passing to the Quebec investment fund Kairos — a return to Quebec control, as the paper headlined it ("Pro-Fab redevient québécois et voit grand," June 24, 2021). Before that, the company had acquired Ontario manufacturer Guildcrest Building Corporation in 2012, according to Développement économique Nouvelle-Beauce, giving it its second plant. More recently, the manufacturer's website states that homes under the Confort Design brand are now built in the ProFab plant. In February 2026, the company announced on its site "a new chapter for ProFab in Ontario," following the opening of a sales location in Saint-Germain-de-Grantham in fall 2025.

The three product lines

Navigation on profab.ca is organized around three pillars — a structure that sets Pro-Fab apart from several competitors focused solely on single-family homes.

Residential

The residential line covers, according to the manufacturer's website, single-storey homes, two-storey homes, semi-detached and multigenerational homes, triplexes, a unimodular format and cottages. Models come in several styles: classic, modern, contemporary, farmhouse and Scandinavian. Multi-unit construction

Pro-Fab features a multi-unit section with two product categories: apartment buildings and townhouses. It is one of the few mainstream manufacturers to present multi-unit models in a structured catalogue. Institutional construction

The third pillar featured on the site is institutional construction. The manufacturer does not publish a detailed list of residential equivalents for this line; projects are handled on a custom basis through its advisors.

Pricing: what Pro-Fab does not publish

This is the most important point for a buyer: Pro-Fab published no pricing at the time of our consultation (July 2026) — neither per square foot nor by model. Its FAQ explicitly directs buyers to the advisors at its sales locations, who are "in a position to estimate the cost" of a project. This is not an exception — most Quebec manufacturers do the same — but it is worth knowing before you shop: you will not get a figure until you enter their quotation process.

Announced timelines

Pro-Fab's FAQ (consulted in July 2026) gives concrete benchmarks, which is appreciated:

Warranty, financing and land

Still according to the manufacturer's FAQ:

  • Pro-Fab homes are covered by the GCR warranty, with protection "of up to five years." This is the mandatory new residential building warranty plan in Quebec — our article on the GCR warranty explains what it actually covers.
  • Pro-Fab offers mortgage services through financial institutions accredited with the manufacturer, with, according to the manufacturer, a faster loan approval.
  • For land, the manufacturer enters into agreements with certain developers to offer land banks, and its advisors can help find a site.

The FAQ also clearly distinguishes modular (nearly complete modules built in the factory, with doors, windows, cabinets, plumbing and electrical) from panelized (insulated walls assembled on site) — a distinction we detail in our modular construction glossary.

Territory served

"ProFab delivers throughout Quebec and Ontario," the manufacturer's FAQ states. The Morewood plant, acquired with Guildcrest in 2012 according to Développement économique Nouvelle-Beauce, anchors the Ontario presence, which the company says it strengthened in 2026. The 7 sales locations listed on the site are, however, all in Quebec: for a project in a remote area, confirm transportation and assembly costs in writing at the quotation stage.
