Affordable prefab housing is coming to Les Méchins

Les Méchinsis one of the 17 municipalities in the 478-unit affordable prefab housing contract carried by the Société de développement de l’Est, reported by La Presse in August 2026 — one of the largest contracts of its kind in Quebec history, according to the people behind it. On average, each participating municipality will receive 24 of these units. The municipalities provide the land, Quebec and Ottawa provide financing, and the six-unit buildings are assembled from modules built in Quebec factories. First deliveries are expected from spring 2027. Our article breaks down the structure, per-door costs and selected manufacturers.

Modular construction in Les Méchins

In Les Méchins, as in nearby municipalities (Matane, Rimouski), a modular project follows the same path: factory fabrication sheltered from the weather, transport, then assembly on a permanent foundation. Because so much of the work happens before anything reaches the lot, site and weather risks are reduced.

Comparing factory prices alone would be misleading: a project in Les Méchins also includes the land, the foundation, the connections and transporting the modules to the municipality. The good news on financing — once on its foundation, a modular home is treated like any other residence.

Frequently asked questions

What is the real cost of a modular home in Les Méchins?
Keep the distinction between the factory price and the project cost: in Les Méchins you must add the land, foundation, connections and transport, and the finish level (shell or turnkey) changes the picture. Our calculator gives you an order of magnitude.
Is a municipal permit required in Les Méchins?
A municipal permit is mandatory, as for any construction, and the project must comply with the Quebec Building Code (RBQ). Zoning, setbacks and height are set by Les Méchins itself: check those rules with the municipality before committing to anything.
What advantage does modular offer in Les Méchins?
Most of the work happens in the factory rather than on your lot in Les Méchins: modules are built indoors, then delivered and set on a permanent foundation. Less weather-exposed site work and a more predictable sequence — a clear advantage in Bas-Saint-Laurent.
